Adjustable Rate Mortgage Data - ARM Data

Over 10 million Adjustable Rate Mortgage (ARM) loans were originated in the last 5-6 years (majority in 2004 – 2006). Most of these loans will “re-set” to a higher interest rate between October 2007 and August 2008. Each time a loan interest rate “re-sets” a consumers monthly financial obligations increase. Many consumers feel “payment shock” as they did not understand the full impact of the rate re-set. Some consumers do not have an opportunity for refinance due to high pre-payment penalties. Others do not qualify for refinance due to deflated housing prices affecting their loan to value ratio. Contrary to popular belief, about half of ARM loans are held by Prime and Super Prime consumers.

Prescreen and Cross-sell
  • Experian can append ARM data elements to a prescreen list for segmentation purposes
  • Experian can select a list of names out of the ARM data file to then Prescreen

Segmentation
  • Append all ARM loans expiring in the next 3-6 months – make those consumers a different offer than the offer made to the rest of the population
Selection
