The analysis uses 2026 Q1 and Q2 rate-lock data from the Optimal Blue pricing engine, which aggregates locked rates from lenders across the U.S. mortgage market.** We limited the data to 30-year fixed-rate conforming loans secured by single-family primary residences. We reviewed 79,088 observations across that time period and identified the 20th percentile rate to be 6.04 % and the 80th percentile rate 6.36% of locked rates and calculated the monthly principal-and-interest payment at each rate for a loan of $418,109, the average loan amount requested by Own Up users in Q1 and Q2 2026.*** At 6.04%, the monthly payment is $2,517.54 at 6.36%, it is $2604.36, a difference of $86.82 per month. Over 360 payments, total payments are $906,313.40 at the lower rate and $937,568.04 at the higher rate, a difference of $31,254. We state this as approximately $30,000.

This estimate assumes the loan is held for the full 30-year term with no sale refinance, or prepayment; excludes points, lender credits, closing costs, taxes, and insurance; and does not account for differences in credit profile, down payment, loan size, or other factors that affect the rates available to an individual borrower. Actual rates, payments, and savings will vary based on your credit profile, loan characteristics, market conditions, and lender pricing. Rates shown are illustrative and do not represent an offer from Own Up or its participating lenders. Data as of 9/30/26 reviewed annually.
